Complete lease terms appear below. Your individual lease may vary.

Quarterly lease contract automatically renews each quarter. In order to terminate lease, tenant must give written notice on or before the 1st day of the last month of the quarter of tenancy. End dates of each quarter will be listed in the College Park office.

  1. Tenants will pay a monthly rent of ___ per month for __ adults and __ children. Rent is to be paid in advance or promptly on the 1st of each month, and tenants shall pay as additional rent to landlord in the sum of $5.00 a day for rent that remains unpaid. Fees will be waived for rent received by the 5th of the month. Tenants shall also pay as additional rent the sum of $20.00 on all checks that are returned to landlord on account of nonpayment for any reason by the drawee bank. All rental payments shall be made to the Office of the College Park Apartments at 1901 North Walnut, Ellensburg, Washington 98926.
  2. Tenants shall pay for all utilities supplied to the apartment, except water, sewer, and garbage collection, before any such charges become due and shall furnish evidence of having paid utility deposits before occupancy of the apartment will be granted.
  3. Tenants shall deposit with the landlord as security for the faithful performance of the tenant’s obligations the sum of $200.00 per adult occupying the apartment but in no case less than $300.00 per apartment on the date of commencement of tenancy.
  4. The landlord reserves the right to amend any and all terms of these rules, including the amount of rent, upon giving the tenant 30 days notice.
  5. Tenant shall:
    (a) During freezing weather keep thermostats set at a minimum of 60 degrees in all rooms;
    (b) Comply with all policies and regulations posted at the College Park Office in addition to those set forth herein;
    (c) Place all waste and garbage in the garbage dumpsters provided on the College Park premises and not permit garbage to remain in the apartment for any extended periods of time. In no case shall tenant place garbage outside front door;
    (d) Comply with all laws, ordinances and regulations of all governmental agencies applicable to tenant’s conduct and use of the apartment and premises;
    (e) Keep the apartment in a neat, clean and sanitary condition at all times and upon termination of occupancy. surrender all keys and leave the premises in the same condition as it existed upon commencement of occupancy, reasonable wear and tear excepted;
    (f) Follow all checkout procedures as specified by landlord; return keys and check-out by 12:00 noon on the last day of tenancy;
    (g) Be responsible for all damage and cost of repair or replacement to the apartment, apartment interior and contents, and common area caused by tenant and/or tenant’s guests;
    (h) Check smoke alarm upon occupancy and every month thereafter. Notify College Park office in writing immediately if it does not work.
  6. Tenant shall not:
    (a) Have dogs, cats or other pets. Violation of this rule will result in a fine of $50.00 and $50.00 for each day a pet is kept by the tenant until written notice is delivered to the College Park office that the pet is gone. This fee is payable to the landlord upon demand;
    (b) Engage in loud boisterous conduct bothersome to other tenants including the playing of musical instruments, TV or radio at any time during the day. Violations of this rule will result in a $25.00 fine per occurrence and/or termination of tenancy;
    (c) Use nails or tape on walls, doors, or paneling. Tenants may use tacks and pins to hang items from the walls;
    (d) Sublease the premises or any portion thereof;
    (e) Permit speeding, 5 mph or slower as conditions warrant, blasting of horns, car alarms, or loud exhaust pipes on motor vehicles belonging to tenant or tenant’s guests:
    (t) Park motor vehicles on the walks, lawns, or near garbage dumpsters. Violators will be towed without notice;
    (g) Do maintenance or repair of any motor vehicle on premises;
    (h) Park or store non-street legal automobiles, automobiles in disrepair or recreational vehicles on premises without permission from College Park office.
  7. Written notice of termination must be delivered to the College Park office on or before the 1st day of the last month of the quarter tenancy. Notices received after the 1st of the month will require tenants to pay an additional quarter's rent. Apartment and mail keys must be turned in by 12:00 noon, on the stated termination date.
  8. The landlord is not responsible for tenant’s personal property which is lost, stolen or damaged, and is not responsible for injuries to tenant or tenant’s guests sustained on the premises under the control of the tenant. Tenants are encouraged to purchase renters insurance to protect tenant’s personal property and negligence. You are not covered by College Park Apartments insurance for any loss.
  9. Security deposits shall be mailed within 14 days of the termination of tenancy, provided, however, that there shall be deducted from deposits the costs of any repairs to the apartment and its contents, or the common areas resulting from damage caused by the tenant or tenant’s guests or invitees, the costs of all cleaning of the apartment and its contents found necessary by the landlord at the rate of $20.00 per hour, and the amount of any unpaid rent. All security deposits shall be deposited in an account at US Bank, Ellensburg, Washington, 98926.
  10. In the event it shall be necessary for the landlord to refer this lease to an attorney, the tenant shall pay, in addition to any other recovery, reasonable attorney’s fees together with reasonable costs of collection, enforcement and suit. In the event suit is required, venue shall be laid in Kittitas County, Washington, at the option of the Lessor.
  11. The tenant shall pay a service fee of $5.00 for each occasion or $30.00 per hour that is necessary for the landlord to assist tenant for any cause made necessary by the negligent or careless acts of the tenant or tenant’s guests. Lock-outs after office hours will be charged $75.

  13. TENANT STIPULATES THAT TENANT HAS EXAMINED THE APARTMENT, ALL COMMON AREAS AND THE ENTIRE PREMISES OF COLLEGE PARK, INCLUDING ALL IMPROVEMENTS AND THAT THE SAME ARE, AT THE TIME OF THIS AGREEMENT, IN GOOD ORDER AND REPAIR AND ARE IN A SAFE, CLEAN AND TENANTABLE CONDITION.

I(we) the undersigned, certify that I(we) am (are) not indebted for any past due rent. I(we) have read the above "Rules of Tenancy" and in consideration of landlord providing the above numbered apartment and use of common areas and facilities of College Park Apartments, hereby agree to comply with and be bound by all rules as provided here.
